AUIS is an architectural partnership company based in Yangon, Myanmar, operating in the fields of architectural, master planning and interior space planning. The company was established in 2018 under the creative direction of the two founders Sai Lao Hseng and Than Zaw Myo.

The form and appearance of AUIS’s architecture is always guided by local context and culture, and above all, by the local climate conditions, which determine energy-saving strategy.

Sai Lao Hseng

Principal Architect

Sai is a distinguished Registered Senior Licensed Architect (SLA-104) with an extensive 23-year career characterized by cross-border excellence in Singapore and Myanmar. As the founder of AUIS, he integrates high-level technical precision with strategic design leadership, overseeing a diverse portfolio of multi-million developments from initial feasibility modeling through to final commissioning.

With a professional foundation consisting of 9 years in Singapore’s rigorous architectural sector and 14 years driving Myanmar’s urban landscape, Sai specializes in high-density residential and commercial high-rises. His career highlights include the executive delivery of the 40-storey City View @ Boon Keng in Singapore and the 33-storey Diamond Inya Palace in Yangon, reinforcing his reputation as a premier architect for large-scale, complex infrastructure.

His foundational work with JGP Architecture (S) Pte Ltd includes a series of prestigious commissions that demonstrate a mastery of vertical urbanism and high-specification design. Key career milestones include the executive delivery of the 40-storey City View @ Boon Keng and the 33-storey Diamond Inya Palace, alongside significant Singapore developments such as the One Dusun Residence, Nova 88, and the Novelty Business Hub.

Than Zaw Myo

Principal Architect

Holding the credential of Registered Senior Licensed Architect (SLA-071), Than is recognized for his disciplined approach to managing multi-faceted developments in both Singapore and Myanmar. As a co-founder of AUIS, he specializes in the strategic management and technical delivery of complex, large-scale developments that require rigorous oversight and international precision.

Than spent 5 formative years practicing in Singapore’s highly regulated architectural sector before dedicating 17 years to elevating Myanmar’s built environment. Having served as a lead on high-profile projects such as Nouvel
18 by The Ateliers Jean Nouvel and the Mercedes Benz Showroom by Spine Architects, Than ensures that AUIS consistently delivers projects that meet rigorous international standards for quality and engineering integrity.

Over more than two decades of practice, Than has curated a formidable portfolio of landmark projects across Southeast Asia. His formative experience in Singapore includes work on the prestigious Corals at Keppel Bay
by Daniel Libeskind of Studio Libeskind and the expansive Nanyang Technological University Master Plan by Guida Moseley Brown Architects
and L’Observatoire International.

In Myanmar, his leadership has been central to the execution of premium residential and commercial infrastructure, including Sky Suite Condominium, Royal Sayar San, and The Leaf Condominium. His versatility is further demonstrated through significant commercial and hospitality milestones, including Hotel Parami, the 8th Mile Business Center, and the flagship Mercedes-Benz Showroom in Yangon.

Win Myat Thu

Win is a Senior Project Architect distinguished by her technical precision and strategic project oversight. A graduate of West Yangon Technological University where she achieved top-tier academic honors, she brings a disciplined, detail-oriented approach to every commission.

With over 7 years of architectural work experience, Win has demonstrated an exceptional grasp of the complexities inherent in large-scale development. Win specializes in bridging the gap between design intent and buildability with deep expertise in YCDC regulatory submissions, meticulous construction detailing, and high-level project management.

Her recent projects in completion include MGTT Residence, Bauk Htaw Station Rd. Residence, FMI Finger Lake Residence, Thiriyadanar Residence, Access Spectrum Office.

Ei Shwe Sin

Senior Design Architect

Ei’s architectural career is marked by an early and ambitious start. Joining AUIS in early 2018 while still a student, quickly transitioned from a promising intern to a Senior Design Architect, shaping the firm’s most iconic projects along the way.

Ei is graduated from West Yangon Technological University. With over 8 years of architectural work experience, Ei works closely with design directors in leading and coordinating the design process from concept development through to detailed design completion.

Her recent projects in completion include DMMT MayKha Residence, Bauk Htaw Station Rd. Residence, FMI Finger Lake Residence, Thiriyadanar Residence, Malikha Housing Private Residence, Auto Tune Car Service.

Her work is characterized by a sophisticated approach to luxury residential living, hospitality, and complex commercial developments including Swe Daw City Condominium Development, City Ring Condominium, 15th Storeyed Zoviia Hotel, Mineral Development Bank, Kalaw Resort Hotel, Parami Valley Private Residence, TK Inya Residence, San Yeik Nyein 5 Residence, Inya Myaing Enfold House and some private residential projects.

Ei has also experience in designing interiors of May Kha Residence, Yang’s Residence, Sirius Bar Sanchaung, Y Bar Mandalay, BB9 Auto Gabaraye Pagoda Rd. Showroom, and some other projects.

Htet Myat Noe

Senior Design Architect (Mandalay Technological University)

Noe brings over 6 years of dedicated experience to AUIS, having grown with the firm from her initial internship in 2019 to her current role as Senior Design Architect.

Noe has developed a versatile portfolio that spans residential, high-profile corporate offices, and large-scale commercial developments. Her key project achievements include the design and execution of the Myanmar Thiha Head Office,Wone Vann Office (TGI), Ga Mone Pwint Hotel (Ngwe Saung) and major retail hubs such as Ga Mone Pwint Shopping Mall (NPT), Ga Mone Pwint Shopping Mall (Khay Mar Thi), W-square Commercial complex.

Her residential expertise is equally extensive, featuring prominent works such as the MGTT Residence,Hospital Street Residence, Parami Residence, and Chan Thar Office & Residence complex.

Beyond architectural design, Noe leads significant interior projects, handling the sophisticated spatial environments of the MGTT, SWL, and MTMN Residences, as well as the DMMT Maykha Residence.
